Commercial rendering in Wollaton | Refurbishment and new build

A commercial rendering package needs to fit the way the building is used and the way the wider project is managed. An occupied premises, a new-build shell and a phased refurbishment have different constraints. The specification should identify the elevations, system, interfaces and responsibilities clearly enough that the work can be coordinated with other trades and inspected before important details are covered.

Define the package before inviting quotations

Issue an elevation schedule showing the areas to be rendered, retained materials, openings, joints and terminations. Include relevant detail drawings and identify the current revision. If the background is being delivered by another contractor, describe the condition in which it must be handed over. A rendering subcontractor cannot price preparation accurately if the tender information leaves the state of the wall undefined.

Name the proposed system or the performance requirements to be developed by the appropriate designer. Product selection, substrate compatibility, fire considerations, moisture management and fixing design may all need specialist input according to the building and scope. Keep that responsibility explicit. A decorative colour choice or a generic phrase such as “through-coloured render” does not establish compliance of the whole external-wall assembly.

Separate included work from interfaces with other packages. Windows, roofing, signage, rainwater goods, external lighting and service penetrations can all affect the finished elevation. State who designs and installs each connection, who provides access and who makes good after later work. An interface schedule helps prevent a neat-looking gap in the tender documents from becoming a physical gap in the building.

For refurbishment, provide the available survey information and identify assumptions that still need investigation. If existing coatings or render may be removed, include a method for approving trials and recording the background condition. The repair page can help frame the initial defect record, while the commercial specification must turn those findings into a coordinated package.

Rendering a commercial or new-build façade
  1. Background and drawings Blockwork, board or existing façade checked against the specification.
  2. Set-out Beads, movement joints and bay breaks marked from the drawings.
  3. Basecoat and mesh Mesh across board joints, openings and changes of background.
  4. Finish in bays Each bay is finished in one go so day-joints do not show.
  5. Inspection and handover Hold points and the installed products are recorded.

The usual order of work. The survey and the chosen products decide the actual steps.

Protect the operation of an occupied premises

Discuss how people reach and use the building throughout the day. Entrances, accessible routes, deliveries, waste collections and emergency arrangements need to be considered in the work plan. The responsible project team should decide how work areas are separated from occupants and visitors. Do not assume that keeping the front door physically open is enough to maintain a suitable route through a changing site.

Agree working areas and communications with the building operator. A noisy removal stage may need a different arrangement from finish application, and a delivery route may be available only at particular times. Put confirmed constraints into the programme and brief the people affected. Avoid promising uninterrupted trading or zero disruption before the site arrangement and work method are known.

Identify signs, cameras, lighting and other equipment mounted on the elevations. Their temporary removal can affect the operation or security of the premises, so assign reinstatement and any interim provision. The new finish may also change the fixing arrangement. Record how later signage or maintenance work should connect to the completed system so that the wall is not damaged soon after handover.

For a phased refurbishment, choose boundaries that work technically and visually. The work sequence should leave safe, weather-appropriate temporary conditions and a clear connection between phases. A convenient accounting division is not always a sensible place to stop a finish. Ask the designer and installer to confirm the proposed breaks before the programme is fixed.

Coordinate new-build readiness and application stages

On new-build work, confirm that the background meets the specified readiness criteria before rendering begins. Openings, movement joints, roof details and service positions should be sufficiently resolved to avoid cutting into finished work later. If the programme requires an early start, identify the risks and temporary arrangements rather than relying on the render team to accommodate incomplete details without instruction.

Inspect samples before committing to broad elevations. A representative panel can establish texture, colour and edge quality, and may also help agree how the finish relates to brick, metalwork or glazing. Record the accepted sample and the criteria used to assess it. The sample should be relevant to the specified material and application, not a generic photograph from another project.

Weather and curing requirements belong in the programme. The installer should follow the selected system’s instructions and explain how work will be protected or paused when conditions are unsuitable. Keep records of relevant inspections and changes. Rushing a visible finish to meet a ceremonial completion date does not resolve an unsuitable background or unfinished junction.

Handover the information needed to maintain the façade

Agree the required records early enough that they can be collected during the work. Include final system and colour references, approved variations, relevant inspection records and maintenance instructions. Photographs of concealed interfaces should identify their location clearly. A large folder of unlabelled images is much less useful to a future maintenance team than a short indexed record tied to the elevation drawings.

Inspect the finished work with the agreed scope and sample available. Check broad appearance from appropriate viewing positions, then examine terminations, openings, refitted fittings and interfaces. Keep the outstanding-work list specific: location, issue, responsibility and next action. Confirm when access equipment can be removed without making unresolved items unnecessarily difficult to reach.

External wall insulation, where included, requires its own complete system and interface information within that handover. Define the exterior wall work, its junctions with other building elements and the responsibilities for each part of the completed package. The Wollaton service list shows the exterior work covered by these guides, including individual walls, repairs and finish options that may form part of a commercial package.

Common questions

Can a premises stay occupied during refurbishment?

That depends on the building, work method and site arrangement. The responsible project team must assess safe routes, access, separation and operational constraints. Agree the plan with the building operator before programming the work. No assumption of uninterrupted use should replace a practical assessment of the actual occupied premises.

What should a tender include for render samples?

Identify the required material, location or representative panel, relevant details and acceptance process. State who approves it and when that decision is needed. Keep the accepted reference with the current drawings, and revisit it if a product substitution changes the proposed finish or the method used to achieve it.
