Wollaton exterior walls

Rendering costs in Wollaton | Comparing the full scope

A useful rendering quotation describes the walls and the work. A headline figure without that description is difficult to compare, especially when one proposal allows for removal and another assumes the existing surface can stay. This guide sets out the items to ask for before choosing between offers.

Measure the job in elevations and details

Prepare a separate note for each elevation. Record its approximate dimensions, number of openings, existing finish and access restrictions, then let the contractor verify measurements. A large clear wall and a smaller face crowded with windows can involve very different amounts of detailing. Do not assume a deduction for every opening represents the labour saved: reveals, beads, sills and junctions still need work.

State whether the quoted finish continues beneath porches, behind downpipes and into narrow returns. Those edges are easily omitted from a broad description such as “render the house”. Include the chimney or boundary wall only if it is genuinely part of the agreed project. A house rendering schedule should make it possible to identify the limits of the work on a drawing, with the same limits used by everyone pricing it.

Access needs its own description. A conservatory, narrow passage or planted border may prevent a straightforward scaffold arrangement. Ask what has been allowed for, who arranges any necessary permissions, and what happens if the arrangement changes after a site visit. A provisional access assumption should remain visible rather than being absorbed into an apparently fixed total.

Separate known work from opening-up allowances

The amount of loose material can be difficult to establish from ground level. Agree how the contractor will investigate it and how any additional repair area will be measured. A provisional allowance is useful only when it says what triggers extra work and how that work will be approved. Keep photographs of the exposed background with the variation record, so the reason for a change remains clear after the new surface covers it.

Pebbledash removal deserves particular attention because removal and making good are different operations. A successful trial does not guarantee every wall will behave identically, but it can show the likely removal method, the condition of the masonry and whether a new levelling layer is needed. Ask whether the quotation covers disposal of the removed material and protection from dust and fragments.

For external wall insulation, compare the complete system rather than a board thickness alone. Opening details, rainwater fittings, roofline changes and the termination at ground level can alter the scope substantially. If these items are assigned to another trade, name that responsibility and put it into the programme. Otherwise two individually reasonable quotations can leave an important junction with nobody responsible for it.

Compare the practical outcome, not just the total

Read exclusions alongside the work description. The quotation may allow for rendering but leave painting, gutter repairs, electrical alterations or landscaping reinstatement to someone else. That is workable if it is clear in advance. Make a single list of the remaining tasks and use it when comparing the overall project, rather than assuming the lowest rendering price includes everything needed to finish the exterior.

Ask how weather delays affect access equipment, protection and the sequence of work. Product requirements govern when a coat can be applied and how it should be protected; a calendar date cannot override them. Agree how the house will be left between stages and who will explain programme changes. Avoid treating an optimistic completion date as a technical guarantee.

Finally, decide what information you expect at handover. Keep the system and colour references, maintenance instructions, photographs of concealed details and a list of any remaining items. If the proposal is for render repairs or a colour change, make sure the visual limitations are stated: an old surface may retain texture variation even when it is sound. The Wollaton homepage links the individual services so you can compare the scope with the finish you actually want.
